The Challenge

The owner had a fixed opening date tied to a lease and a marketing launch — but the space arrived as a bare commercial shell that still needed full mechanical, electrical, plumbing and kitchen infrastructure. Any slip in permitting or trade coordination would have pushed the opening into a new season.

Our Solution

We ran the job as a single turnkey contract, expediting permits while value-engineering the kitchen layout in parallel. Our in-house team self-performed critical scope to remove hand-off delays, and we sequenced trades around the hard deadline rather than around convenience — with weekly look-ahead schedules the owner could see.

The Result

The restaurant was delivered fully fitted-out and inspection-ready in time for the planned opening. The owner walked into a finished space — not a punch list — and has since engaged us on additional locations. Schedule and budget detail available on request.

A custom residence built to a finish standard the owner could inspect at every stage.

The Challenge

A discerning owner wanted a one-of-a-kind home with high-end finishes, complex detailing and no tolerance for the rework and surprises that often plague custom residential work. The site conditions and design intent left little room for shortcuts, and the owner expected direct visibility into progress and cost.

Our Solution

We treated the home like a commercial project: a clear scope, vetted trade partners, and tight quality control at every milestone. The owner had a single point of accountability throughout, mock-ups were reviewed before finishes were installed, and cost decisions were made transparently rather than absorbed and explained later.

The Result

The residence was completed to the finish quality the owner set out to achieve, with the kind of fit-and-finish that holds up to close inspection. A permit-heavy civil scope delivered to spec, without rework on inspection.

The Challenge

The project required coordinated sitework, drainage and underground utilities across a parcel governed by Miami-Dade County requirements. Underground work is unforgiving — mistakes are buried and expensive to correct — and county inspections leave no margin for non-compliant installations.

Our Solution

We front-loaded the permitting and survey work, then built strictly to approved plans and specifications with documentation at every stage. Sequencing of grading, drainage and utility installation was planned so each inspection could be passed before the next phase covered it — turning compliance into a checkpoint, not a gamble.

The Result
