
A turnkey restaurant, opened on the date the owner promised guests.
The owner had a fixed opening date tied to a lease and a marketing launch — but the space arrived as a bare commercial shell that still needed full mechanical, electrical, plumbing and kitchen infrastructure. Any slip in permitting or trade coordination would have pushed the opening into a new season.
We ran the job as a single turnkey contract, expediting permits while value-engineering the kitchen layout in parallel. Our in-house team self-performed critical scope to remove hand-off delays, and we sequenced trades around the hard deadline rather than around convenience — with weekly look-ahead schedules the owner could see.
The restaurant was delivered fully fitted-out and inspection-ready in time for the planned opening. The owner walked into a finished space — not a punch list — and has since engaged us on additional locations. Schedule and budget detail available on request.
